On behalf of the Crystal River Ranch Homeowners Association Board of Directors and other homeowners we extend to you a warm welcome to our community!  We look forward to meeting you whether it is walking around the neighborhood, at a board meeting or a community activity.

HOA Board
Crystal River Ranch has an active volunteer Board of homeowners within the community, reference current board members at: http://crystalriverranch.org/about/board-members/. We have various committees as well so if you’d like to get involved, please email CRRPresident@CrystalRiverRanch.org. Operation management of the Class A water system, maintenance of community structures and community grounds is a full time position.  If you have questions please contact Caretaker at CrystalRiverRanch@gmail.com.

Annual HOA Dues
Each homeowner is responsible for paying annual dues by January 31 of the new year. Dues notices are mailed in late November.  The HOA has a Late Fee and Collection Policy published on the HOA website and available upon request.

The first year homeowners closing process will prorate the yearly dues until 12/31. If the closing date is in November or December, we also ask closing company to collect the next year’s dues at closing. This money will be sent directly to the HOA. It is the responsibility of the titled owner to pay the HOA dues regardless who occupies the home. Mortgage companies and banks do not pay HOA dues on an annual basis. Covenants
Homeowners are responsible for reading and following the covenants. By accepting title to your home you have accepted responsibility to abide by the covenants. The covenants can be found on our website: http://crystalriverranch.org/docs/.

Architectural Control Committee (ACC)
As a new homeowner, you may have some plans to improve your property.  Please keep in mind, the Association has an Architectural Control Committee to help maintain the quality of our neighborhood.  The ACC operating procedures and request form for ACC approval: http://crystalriverranch.org/docs/. Preapproval from ACC is required before any work begins.  Tree removal, decks, additions, sheds, house color, roof replacement are among the most common ACC submittal improvements.

HOA Communications
Annually there are eight Saturday board meetings. All homeowners are encouraged to attend. After every meeting an email is sent to each homeowner of the minutes (newsletter).  May is the annual community picnic. Board meetings are the third calendar Saturday in the Community Recreation Center in the following months:

We use email, our website, and USPS mailings to communicate with homeowners. We request homeowner email addresses sent to CrystalRiverRanch@gmail.com so we can send your family members newsletters and other information about the community via email to save postage expense. Your email addresses will not be shared with outside parties.
